WATERPROOFING VERSUS DAMPPROOFING

In the UK, the differences between dampproofing and waterproofing are important for building protection. Dampproofing blocks soil moisture, while waterproofing prevents both moisture and liquid water from penetrating structures. Historically, dampproofing was often mistakenly called waterproofing.


According to Section R406 of the International Residential Code (IRC), concrete or masonry foundation walls that retain earth and enclose below-grade spaces must be dampproofed from the footing to the grade level.


The IRC outlines approved materials for dampproofing, such as bituminous coatings and acrylic-modified cement, which address various damp issues. However, waterproofing is mandated only in areas with high water tables or severe soil-water conditions, which can quickly create damp problems.


While dampproofing is effective for controlling water vapor from soil, it won't stop liquid water. In cases of high water tables or severe soil conditions, a chemical damp proof might not be enough, making waterproofing a better choice.


Waterproofing requires more precise application to the foundation wall itself, alongside careful surface treatment and drainage. For habitable spaces, especially where damp issues are persistent, waterproofing is often the preferred solution.
